Our Community

We have pool and tennis court facilities, which can be lit at night.  Access requires a key, which is given to all residents in good standing.  

 

Like many neighborhoods, there is a Declaration of Covenantswhich specifies certain rules about how our neighborhood is managed.  These rules include what types of homes can be built, how they are decorated, and how the homes can be used.  Restrictive covenants are important because they ensure a consistent face to the community, helps maintain property values, and provides the neighborhood with remedies when a neighbor chooses not to abide by the covenant’s regulations.  Our covenants are chartered through the State of Georgia, so they are legally binding.  Everyone should have received a copy of the RMPOA covenants at the closing of your property; if you don’t have one, let our association representative Tammy Foley know.

 

For day-to-day operations, our neighborhood is managed by Community Management Associates (CMA), who collects the annual dues, keeps track of the financial books, maintains the pool, tennis courts, and common areas; enforces the covenant, and is your first point of contact if there are any concerns you might have about River Mansions.  

 

The Association has an annual meeting, scheduled for the first Monday in October.  All members are requested to attend or to fill out and send a proxy.  A minimum number of members are required in order to conduct business.  In the absence of a quorum, officers are held over to the following year.

There are several reasons the number of community associations has exploded from tens of thousands to hundreds of thousands over the decades. The benefits our homeowners enjoy most are:

  • Maintained Property Values. According to the Community Associations Institute, homes in managed communities are often worth 5 percent more than those in traditional communities.
  • Amenities and Services. Our homeowners receive value in return for their choice to invest in a homeowners association.
  • Sense of Community. Our community is a place to connect in a world that is increasingly disconnected.
